Georgian, Victorian and Edwardian timber sash windows were built to last a century. With the right care, they’ll last another. Restoration means returning a tired, rattling, or damaged window to full working order โ€” preserving the original timber, hardware, and proportions that give period properties their character.

Restoration is almost always more cost-effective than replacement, and in conservation areas it is often the only consented option. We carry out a full structural assessment on every visit and give honest advice: if a window can be saved, we will save it.

Our work covers everything from cord replacement and draught-proofing to full timber repairs, reglazing with slim double glazing, and rebalancing of sash weights. Every repair is carried out carefully and sympathetically to suit the property.

Free survey & honest assessment

We visit, inspect every window in detail, and tell you exactly what needs doing โ€” and what doesn’t. No upselling, no unnecessary work. If a cord just needs replacing, that’s all we’ll quote for.

Timber repair & consolidation

Rot, splits, and failed joints are repaired using two-part epoxy filler or traditional timber splicing, depending on the extent of damage. Epoxy repairs are fully paintable, structurally sound, and securely bonded to the original timber.

We always repair where possible. Replacement sections are cut and fitted only where the original timber is beyond saving.

Sash cord replacement & rebalancing

Both sashes are removed, old cords stripped out, and new pre-stretched braided sash cord fitted throughout. Weights are adjusted to balance the sash correctly โ€” so the window stays open at any position without effort.

Draught-proofing & weatherstripping

Pile weatherstrip is fitted to all meeting points and channels. Cold draughts and outside noise are reduced significantly, without compromising the operation of the sash. The window remains fully openable and easy to clean.

Glazing & slim double glazing retrofit

Cracked or single-glazed panes are replaced with toughened glass or Pilkington slimline double glazing units โ€” designed to retain slim heritage-style sightlines. All glazing is bedded in acrylic putty for a clean, durable finish.

Slimline double glazing is often possible in conservation areas without planning consent, but we recommend checking with your local authority before proceeding.

Final adjustment & decoration preparation

Sashes are refitted, adjusted for smooth operation, and checked for draught-tightness. All repaired surfaces are left primed and ready for painting. We use professional Festool sanders with Festool CTM dust extraction throughout โ€” keeping your home clean and virtually dust-free during the work. All repaired surfaces are left primed and tidy, ready for your decorator or for painting directly.
