What is sash window
restoration?
Georgian, Victorian and Edwardian timber sash windows were built to last a century. With the right care, they’ll last another. Restoration means returning a tired, rattling, or damaged window to full working order โ preserving the original timber, hardware, and proportions that give period properties their character.
Restoration is almost always more cost-effective than replacement, and in conservation areas it is often the only consented option. We carry out a full structural assessment on every visit and give honest advice: if a window can be saved, we will save it.
Our work covers everything from cord replacement and draught-proofing to full timber repairs, reglazing with slim double glazing, and rebalancing of sash weights. Every repair is carried out carefully and sympathetically to suit the property.
How we restore โ
step by step
Every restoration follows the same careful process
Free survey & honest assessment
We visit, inspect every window in detail, and tell you exactly what needs doing โ and what doesn’t. No upselling, no unnecessary work. If a cord just needs replacing, that’s all we’ll quote for.
Timber repair & consolidation
Rot, splits, and failed joints are repaired using two-part epoxy filler or traditional timber splicing, depending on the extent of damage. Epoxy repairs are fully paintable, structurally sound, and securely bonded to the original timber.
Sash cord replacement & rebalancing
Both sashes are removed, old cords stripped out, and new pre-stretched braided sash cord fitted throughout. Weights are adjusted to balance the sash correctly โ so the window stays open at any position without effort.
Draught-proofing & weatherstripping
Pile weatherstrip is fitted to all meeting points and channels. Cold draughts and outside noise are reduced significantly, without compromising the operation of the sash. The window remains fully openable and easy to clean.
Glazing & slim double glazing retrofit
Cracked or single-glazed panes are replaced with toughened glass or Pilkington slimline double glazing units โ designed to retain slim heritage-style sightlines. All glazing is bedded in acrylic putty for a clean, durable finish.
Final adjustment & decoration preparation
Sashes are refitted, adjusted for smooth operation, and checked for draught-tightness. All repaired surfaces are left primed and ready for painting. We use professional Festool sanders with Festool CTM dust extraction throughout โ keeping your home clean and virtually dust-free during the work. All repaired surfaces are left primed and tidy, ready for your decorator or for painting directly.
Why restore rather than
replace?
Conservation & planning compliance
Restoration is almost always the consented route in conservation areas and listed buildings. Replacement often requires permission that won’t be granted.
Lower cost, longer lifespan
A full restoration typically costs a fraction of full window replacement โ and original Victorian timber, well-maintained, outlasts modern substitutes by decades.
Thermal & acoustic performance
Draught-proofed and double-glazed original sashes significantly improve thermal and acoustic performance. Cold draughts and outside noise reduced substantially.
Property value
Original windows, sensitively restored, are a selling point in period properties. Unsympathetic replacements can reduce value and kerb appeal.
Heritage character preserved
Modern uPVC or aluminium cannot replicate the proportions, detailing, or character of original Georgian or Victorian timber sashes. Restoration keeps the building looking right.
Environmental responsibility
Repairing original timber is far more sustainable than manufacturing and disposing of new window units. The greenest window is the one already in place.
Full painting service included
We paint from top to bottom โ frames, sashes, sills and reveals โ in high-quality exterior paint. No need for a separate decorator.
Professional Festool tooling
We use Festool professional sanders with Festool CTM dust extraction on every job โ meaning minimal dust in your home and a finish ready for painting.

Our focus
What we don’t do
We focus exclusively on traditional timber sash windows โ restoration, repair, and sympathetic upgrading. We do not install uPVC replacements, aluminium systems, or mass-produced window units. If you’re looking for a like-for-like replacement in plastic, we’re not the right company. If you want your original windows restored properly, we are.
